When you want to sell or rent a home or when you want to register different services such as electricity or gas, it is normal to request what is known as a certificate of habitability. Although it is a very common document, there are still many people who do not know all its characteristics well.

What you should know about the certificate of habitability

It is a document that certifies that a home meets the legal requirements to be classified as habitable. It is reflected in the solidity of the property, the conditions of health and hygiene that counts, the minimum space in square meters as well as basic facilities such as a kitchen, toilet, hot water, etc.

This document is provided by the Autonomous Communities and expires at 15 years of age. In Spain it is mandatory to have it for all homes. For that reason, it is requested when you want to sell or rent a house as well as to register different kinds of supplies such as electricity, gas, water, Internet, etc.

Although you can think that there is only one class of ID, there are several models, always depending on the characteristics of the house. It can be a house of first occupation, which is what is provided to newly built homes.

Regarding the card of first occupation of rehabilitation refers to those homes that are the resulting part of a reform process. The cards of second occupation are those that refer to the existing houses or that are considered as second hand.

Before renting or buying a home, you must know if you have a certificate of occupancy. To know, you can ask the seller or the landlord or contact the entity responsible for Housing of the Autonomous Community and so you can know if the home we want to buy or rent has it and if it is in force.

If you do not have one, you must request a new certificate, for which you must contact a technician or architect, to verify and certify the habitability of the home. In this case, its price may vary between 40 and 150 euros.
